You know something needs to change.

The question is what.

Extension, loft conversion, reconfiguration or something you haven't considered yet?

Before you commit to expensive building work, I help you look at your home differently and explore what the space could actually do for you.

Sometimes that confirms the project you had in mind. Sometimes it reveals a simpler solution. And sometimes it saves thousands.

Before you build, think.

The expensive mistake isn't always bad building work. Sometimes it's building the wrong thing.

You might already have space you're not using well. You might have settled on an extension before exploring what else is possible. Or there may be decisions about layout, storage, light and how you'll actually use the space that are much easier to make now than once work has started.

The cheapest time to change your mind is before you start building.

REAL PROJECT

They were told a bathroom wouldn't fit.

Lizzie and her partner wanted an additional bathroom in their loft bedroom. They'd previously been told there wasn't room, and had since been quoted for a full dormer extension to create the space.

Looking at the loft differently revealed another possibility: combining underused eaves space with a small part of the existing room to create the bathroom, without the full dormer they'd been quoted for.

The answer wasn't more space. It was using the space differently, saving thousands in the process.

“Getting Matt’s independent advice before committing to a builder has saved us thousands. He showed us how to cleverly map our space using existing eaves, preserving our bedroom layout and giving us budget-friendly options we hadn't even thought of. Truly invaluable service!”

RETHINK

Start with the problem, not the building work. What isn't working? How do you actually use your home? What are you trying to achieve? The obvious answer isn't always the best one.

A different way to start.

Most projects begin with an idea of what to build. Think Spaces starts with what you're trying to achieve.

REIMAGINE

This is where the creative work happens. I look at your space differently and explore what it could do, drawing on 35 years of design and construction experience.

REALISE

Turn the thinking into something useful. Clear possibilities, practical considerations and, where they'll help, illustrative floor plans to give you a better-informed starting point for what happens next.

A clearer idea makes for a clearer quote.

If you haven't worked out what you want before asking for prices, different builders can end up pricing different interpretations of the same idea. That makes estimates difficult to compare.

And once work has started, things you hadn't considered can become changes, extras and decisions made under pressure.

Think Spaces helps you consider the possibilities and the eventualities beforehand, so you can approach the next stage with a clearer idea of what you're asking for and what still needs to be resolved.

Know what you're asking for before you ask someone to price it.

Independent by design.

I'm not an architect, builder or interior designer trying to win the next stage of your project. I don't take referral fees, and I'm not paid more if you spend more.

That means I can ask a different question: what actually makes sense for you and your home?

Sometimes the answer will be an extension or major renovation. Sometimes it's a cleverer use of what you already have. If there's a simpler way to achieve what you need for less, finding it is the part of this I enjoy most.

Not sure what your home needs yet?

That's exactly the point.

Tell me what's not working, what you've been thinking about, and anything you've already been told. We'll start there.

No obligation. No sales pitch. Just an initial conversation to see whether Think Spaces can help.
